After struggling to find a piece of land in their desired location this infill plot caught the now homeowners attention. The plot previously formed part of the garden of the neighbouring thatched cottage, on the edge of Exeter.
The 460-sqm site already had outline planning permission for a new home. However there were issues such as rights to light and overlooking which had to be considered when the property was being designed. Plus strict height and volume restrictions which had been imposed by the planning authority.
Taking these restrictions into consideration Living Space Architects designed a space which responded to the sites requirements. With a cleverly folded roof, which externally overcomes the rights to light restrictions, and internally prevents overlooking from the neighbours. With the added benefit of creating a series of different views throughout the open plan living space.
The house has been designed with a lower-ground floor level which hosts the master bedroom, en-suit, hallway, and utility. Then an upper ground level, with open plan kitchen/dining and living space, then two further bedrooms and a bathroom on the first floor. Plus a mezzanine level over the living space, which can be used as a 4th bedroom when the need arises.
Externally the walls have been clad in a combination of vertical larch boards and a two-tone cream and red render, to match the local red-soil. With a zinc coated roof, and an eye catching aluminium brise soleil to address issues of solar shading.
The slim and contemporary aluminium window openings have been designed for privacy. Using a mixture of obscure and clear glass, fixed and opening windows.
The 5.3 metre wide lift and slide door, connects the living area with the garden. The large sliding door helps to create an illusion that the floor extends beyond the glass, and out to the outdoor rooms. Creating a feeling of space and openness.
A matching sliding window was installed into the kitchen. The sliding window ensures that no outside or inside space is lost when the window is opened. As the window can simply slide to the right to open and then back again to close. The same lift and slide mechanism is used in the window as in the sliding door, allowing for effortless opening. The window can be opened just a few centimetres for a little fresh air, or fully opened to pass food out to the outside seating area beyond.
Fixed shaped windows, sit near the eaves of the roof, matching the lines of the roof above. Creating an architectural feature whilst helping to flood the space with light.
All finished in RAL 7016 – Matt, Anthracite grey.
